When we first met Jairo in January 2024, Del Carmen’s prime Miami locations had clear untapped potential, and the opportunity was significant.
The Audit Phase: Early 2024
Our first engagement was a comprehensive audit. We refined pricing, optimized listing content, and implemented strategic rate adjustments. The early milestones came fast in those first months of 2024: RevPAR up 21% in month one and 36% in month two, Superhost status secured, and distribution diversified beyond Airbnb into Vrbo and Booking.com.
Full RPM: April 2024
In April 2024, Del Carmen became a full RPM client. Since then, revenue manager Patrick has run weekly pricing calls with the Del Carmen team: seasonal rate strategy, occupancy pacing against last year’s finals, and event pricing for everything from F1 weekend to the 2026 World Cup, where match dates are priced to the teams most likely to draw traveling fans. When one early World Cup booking landed at nearly four times the prior year’s nightly rate, Jairo’s reaction summed up the partnership:

Two Years In: Durable Results
Quick wins fade. Del Carmen’s didn’t. In the twelve months before RPM (April 2023 through March 2024), the portfolio earned $809K at 67.6% occupancy. The most recent twelve months (June 2025 through May 2026) brought $1.42M at 80.8% occupancy, up 75% on revenue with a 13-point occupancy gain.
This is not growth from adding doors: the portfolio went from 54 listings to 50 over the engagement. The growth came from filling more nights at better rates. March 2026 was the portfolio’s best month on record, nearly 1.6 times the March before RPM began, and the team has been outpacing the Miami market on RevPAR and market penetration along the way.
Where Del Carmen Is Now
Today the portfolio has surpassed 10,000 guest reviews, added new Hollandale units in spring 2026, and is rolling all of its listings onto Booking.com with the markups and promotions engineered so every channel pays like Airbnb. With pricing handled, Jairo’s team stays focused on operations, guest experience, and the next building.
