How we measure this
The portfolio barely changed during the engagement, growing only from 25 to 27 listings, which makes this one of the cleanest pricing comparisons in our client book.
These numbers compare only the 20 rooms that earned revenue through most of the baseline year. Alaska runs on two extreme seasons, so rooms that legitimately go dark in winter fall out of our strict filter. The true portfolio-wide result is likely higher than the figure below, not lower.
What we did
- Separate seasonal rate profiles for summer and winter, with dedicated summer minimum prices
- Far-out and length-of-stay premiums for a market where bookings arrive up to a year in advance
- Pacing-based pickup for lagging units, custom OTA promotions for visibility, and price increases whenever bookings ran ahead of pace
Results, same rooms only
On the 20 rooms with year-round history, revenue grew from $1M to $1.3M, up 30%, with $301K added on identical inventory. Their revenue index against the market climbed from 139 to 157, and average room occupancy on that set rose from 73% to 83%.

The whole portfolio
The portfolio only grew from 25 to 27 rooms, but listings also turned over along the way. Including everything PriceLabs tracks today, revenue went from $1.1M to $1.8M across the same twelve-month windows.
Where they are now
Summer 2026 delivered, with July at $205K on the comparison set against $160K the prior July, up 28%. Kyle’s team is focused on product improvements while the revenue manager pushes early pickup for the fall shoulder season.
