Building in a Crowded Beach Market

Their stretch of the Oregon coast is a small town with roughly 600 vacation rentals, one of the most competitive corners of the state. Jessica and David’s team competes there by building standout properties, then pricing them like the premium product they are. When they signed on in August 2024, the portfolio was 3 listings.

How We Measure This

The headline compares the 4 listings that earned revenue throughout both years: the twelve months before onboarding, September 2023 through August 2024, against the most recent twelve, August 2025 through July 2026. The portfolio more than doubled to 7 listings during the engagement, so whole-portfolio figures are reported separately.

The Foundry Partnership

The work happens on biweekly calls, walking the portfolio property by property against the same months last year. In a market this seasonal, that means two different playbooks.

In peak season: premium pricing on the dates that deserve it, with holiday weekends pushed aggressively higher. In the shoulder and off season: targeted weekly rate adjustments, short-stay fills before holidays, and promotions to capture soft weeks before they go empty.

On the original listings, revenue grew from $536K to $571K, up 7% with occupancy holding in the low 60s, in a market crowded with 600 competitors. The sharper signal is the market comparison: the book’s revenue index rose from 120 to 129, meaning these listings went from earning 20% above comparable properties to 29% above them.

The growth story is the build-out:
