The Best Pricer in His Market

Charlie runs a 100+ listing co-hosting operation in a Canadian mountain resort market. He priced every unit himself, and he was good at it. He learned revenue management from Freewyld’s own training and tracked RevPAR against the prior year every single day.

The problem was never skill. It was scale. With 40 staff, owner relationships, and roughly 20 new units joining every year, pricing was a full-time job stacked on top of all the others. He handed it to Foundry in January 2026.

How We Measure This

The headline compares the 77 listings that earned revenue throughout both periods: January through July 2026 against the same months a year earlier. The portfolio grew to 118 tracked listings during the window, so whole-portfolio figures are reported separately. This book already earns well above its market, with a revenue index of 124 against comparable listings.

What We Did

His summers book to near full occupancy, so there were few empty nights to fill. The playbook had to come from rate:

  • Owner calendars only opened about six months out, so we optimized summer rates first, then opened availability through the end of August. Peak dates sold earlier at full value
  • Seasonal minimum-stay profiles replaced flat rules: three-night minimums protect peak summer dates far out, with shorter stays allowed to fill gaps closer in
  • April, historically the weakest month, was repriced months in advance to build occupancy earlier, instead of relying on last-minute adjustments

Results, Same Listings Only

On a portfolio this size running near-90% occupancy, there are no empty calendars to fill. The gains have to come from rate, and they did: the same 77 listings brought $5.4M CAD in the first seven months against $5.1M a year earlier, about $295K added on identical inventory. Peak July alone brought $1.77M against $1.52M the prior July, up 16%.

The Whole Portfolio

Charlie keeps adding units, including larger suites with private hot tubs that he calls his favorite performers. Whole-portfolio revenue for the same seven months grew 44%, from $5.4M to $7.7M CAD, with Foundry pricing every new listing from day one. He now pitches institutional-grade pricing as a competitive advantage when signing new owners.
