Building in a Crowded Beach Market

Lincoln City is a town of about 10,000 people with roughly 600 vacation rentals, one of the most competitive corners of the Oregon coast. Jessica and David’s team competes there by building standout properties, then pricing them like the premium product they are. In a market this seasonal, that means two different playbooks: in peak season, premium pricing on the dates that deserve it, with holiday weekends pushed aggressively higher. In the shoulder and off season, targeted weekly rate adjustments across the Lincoln City portfolio, short-stay fills before holidays, and promotions to capture soft weeks before they go empty.
