## From Two Spare Bedrooms to a Coastal Portfolio

Sierra started renting her own two bedrooms on Airbnb in 2018. The business that grew out of it now runs dozens of properties on the Virginia coast with 19 employees and cleaning in-house. Pricing, though, still sat mostly on Sierra's desk.

The numbers she was watching pointed to one pattern. Revenue arrived, but late. Guests booked at the last minute, and peak season filled in the final weeks instead of months ahead.

## How We Measure This

These are early results, five full months, and we frame them that way. The headline compares the 36 listings that earned revenue throughout both periods: March through July 2026 against the same months a year earlier. The operation grew to 68 tracked listings during the window, so whole-portfolio figures are reported separately.

## What Changed

Foundry took over pricing in February 2026. On biweekly calls, revenue manager Patrick works through the portfolio listing by listing:

- Pricing moves tied to booking pickup and market penetration data, raising rates where demand is real and holding or trimming where it is not
- Targeted promotions for lagging listings instead of blanket discounts
- Listing-level audits for underperformers: amenity checklists, ranking checks, and photo and policy reviews

The biggest shift is the booking window. Peak weeks now book months out at strong rates instead of being rescued last minute.

## The First Five Months

On the same 36 listings, revenue held at $2M for March through July, edging 2% ahead of the same months a year earlier, with July at $599K against $566K the prior July. The book sustained a revenue index of 129 against its market, meaning these listings earn 29% more than comparable homes around them.

The growth story is at the portfolio level:

- **Whole-portfolio revenue up 86%, $2.1M to $3.8M, as the operation scaled to 68 tracked listings**
- **July 2026 more than doubled the prior July whole-portfolio, $585K to $1.2M**
- **Every listing added during the window priced by Foundry from its first week**

## What's Next

The portfolio's biggest season is nearly in the books with the pattern holding: pricing handled, the original book keeping its above-market premium through peak months, and new inventory earning from day one. Sierra still loves her spreadsheets. She just spends her time there reviewing results instead of setting prices. This spring she took her first fully unplugged vacation since starting the business, something she credits to the team she has built, with pricing now one more seat she does not have to cover.
