## Before Foundry: Growth Outpacing the Pricing

Kristen built her company into a 90-listing property management operation. The portfolio was growing fast, and pricing it well across that many listings, including a 14-bedroom flagship managed by hand on Expedia, had become a job in itself.

## How We Measure This

The headline compares the 45 listings that earned revenue throughout both periods: October 2025 through July 2026, her first ten full months, against the same months a year earlier. The portfolio grew past 110 tracked listings during the window, so whole-portfolio figures are reported separately.

## What We Did

Foundry went live in September 2025. Her revenue manager rebuilt the pricing system around demand instead of panic:

- Occupancy-based dynamic pricing with seasonality settings tuned to local demand
- Day-of-week structure: weekday discounts to fill gaps, weekend premiums protected by minimum price floors
- Minimum-stay rules by property size, so large homes stopped losing weekend bookings to one-night stays
- Event pricing for football season and, later, the 2026 World Cup, capturing early international bookings at premium rates instead of reacting late

## The Results

On the same 45 listings, the first ten months brought $2.4M against $2.2M for the same months a year earlier, up 9%, with occupancy on the listings active in both periods up 7 points. The whole portfolio tells the growth side of the story:

- **$2.2M to $2.4M, up 9%, on identical inventory**
- **Whole-portfolio revenue up 49%, $2.4M to $3.5M, as new homes came on priced from day one**
- **October, the first full month, did $372K whole-portfolio against $233K the prior October**
- **April 2026 ran 84% ahead of the prior April, and June 2026 set the tracked record at $518K**

## Where They Are Now

With pricing handled, Kristen is onboarding new properties into a system that prices them from day one. The portfolio passed 110 tracked listings during the engagement, and the World Cup game-day premiums set months in advance delivered: June 2026 became the portfolio's record month.
