## How We Measure This

The headline compares the listings that earned revenue throughout both years: the twelve months before Foundry, November 2023 through October 2024, against the most recent twelve, August 2025 through July 2026. The portfolio grew from 14 to 24 homes along the way, so whole-portfolio figures are reported separately.

## Data-Driven Pricing

Jeremy was already using dynamic pricing tools before he came to us. He signed on in late 2024, and the shift to fully data-driven pricing changed the trajectory.

On the same listings, stay-date revenue grew from $776K to $897K, up 16%, with occupancy on those homes up 8 points. The clearest signal is the market comparison: this portfolio already earned 75% more than its market per listing before Foundry, and that index climbed to 213, more than double the market average.

## Smart Seasonal Strategy

Wisconsin lakefront is a brutally seasonal market, so the strategy lives and dies on the calendar. Every other week, Jeremy and his revenue manager walk the portfolio property by property. They pace each month against last year's final numbers, pick up last-minute bookings as the booking window shrinks, and plan rate moves around the race weekends that drive demand in his market, including remarketing to past race-week guests.

The peak month proved it out: this July brought $562K whole-portfolio against $345K the prior July, up 63%, and the original listings beat their own prior July while running 88% occupancy.

Asked how the numbers were looking on a spring 2026 check-in call, Jeremy kept it simple:
